Luxury apartments open next to Sunnyvale civic center and downtown
San Jose Mercury News

A new apartment complex has opened on Mathilda Avenue near the Sunnyvale Civic Center.
A grand opening for the 105-unit residential unit apartment community was held Dec. 7 with several city staff members in attendance.

The complex, called 481 on Mathilda, is a short walk from city hall and other city offices.
The apartments are situated on Mathilda Avenue between Olive and Iowa avenues across from the Charles Street Gardens. The complex
is within walking distance to the downtown strip and public transportation.

The apartments are less than half a mile from the Sunnyvale Caltrain Station and VTA bus lines 22 and 522 at El Camino Real and Hollenbeck and Pastoria avenues. The proximity to public transportation as well as the city’s downtown was a key factor in deciding to build the project at the location, according to SummerHill Housing Group CEO Robert Freed.

“This is the transition between downtown and the residential neighborhoods back here. It’s also wonderful transit-oriented development location,” said Freed. “You have great proximity to jobs and transportation.”

Apartment community amenities include fitness and club rooms, a central courtyard with an outdoor fire pit and barbecue, fountains, a pet salon and on-site parking garage. Modern art adorns the walls of the common areas.

The apartments range from studios to two-bedroom floor plans. Five of the units will be rented out at below market rate. The majority of the units are geared toward higher income earners.

“The demographics are typically going to be individuals in their late 20s or early 30s, primarily in some form of high tech–no surprise there. They are looking for the location,” said Freed.

According to the apartment complex’s web page, studios start at $2,640 per month, one-bedroom apartments start at $3,005 and the cheapest two-bedroom lists at $3,755. The highest price listed for a two-bedroom, two-bathroom unit is $4,600.

The project took approximately 15 months to plan and design and roughly the same amount of time to build.

“I drive by here almost every day so I’ve been watching the progress on this, and it’s been very exciting to see the building come up get finished and finally to actually come in here,” Vice Mayor Gustav Larson said during the opening ceremony.
